Flooring Contractor in Tampa: New Floors While Your Doors Stay Open
Your floors are worn out, but your lobby, corridors and sales floor cannot go dark for a week. Most flooring contractors want an empty building. We plan for a full one. Call (813) 250-9500 and we will show you how your new floor goes down while your business keeps running.

The floor is not the hard part. Your people are.
Any installer can lay tile in an empty room. In an occupied building the real job is keeping a patient's route to the elevator clear, keeping customers walking to the register and making sure staff find their desks on Monday morning. That is the work Occupied Renovations Tampa is built for.
The Tampa team started in 1999 as Progressive Flooring, a commercial flooring specialist in Tampa Bay, and flooring is still the core of what we install. Since 2021 we have been part of Occupied Renovations, a national commercial renovation company with 1,140+ projects across 35 states, all run on one rule: the business stays open.
Your plan in three steps
Consult. We meet at your property and learn how it runs: which areas must stay open, when traffic peaks, and who cannot be moved.
Plan. We build a phased schedule around your hours, not ours, and agree on which zones close, when, and for how long.
Implement. One team carries out the work zone by zone, with one point of contact, and hands each area back ready to use.
What staying open looks like on a flooring job
Phased zones. Only one section of floor is out of service at a time. Entrances and key routes stay open.
Your hours, not ours. Evenings, weekends and after-hours shifts are available when daytime work would cost you revenue or productivity.
Protected areas in use. Work zones are separated from the spaces still operating and left tidy at the end of every shift.
Zero business closures required. The standard we hold every occupied project to.
Our primary service and the work the Tampa team was founded on in 1999. Luxury vinyl tile, carpet, vinyl composition tile, epoxy and polished concrete, installed in phases so the rest of your building stays open and usable.
Built for busy lobbies, corridors, retail floors and patient areas. We plan traffic paths before work starts and phase each area so entrances and key routes never close.
The durable tile behind many corridors, classrooms and back-of-house areas. Installed and finished in sections, often after hours, so hallways stay passable.
Seamless coated floors for hard-working areas. We schedule the coating and the cure time around your closed hours so traffic returns to a finished floor.
Restroom renovations phased so your building is never left without a working restroom. Work is scheduled around your hours and each room is handed back ready to use.
Putting off a worn floor rarely saves money. Lifting edges become trip hazards, tired lobbies tell visitors the wrong story about your business, and the longer you wait the more likely the project gets squeezed into a shutdown you did not want. A phased plan lets you replace the floor on your schedule instead.

Questions Tampa property and facility managers ask
Do we have to close while you work?
No. Occupied space renovation is the reason this company exists. We phase the work zone by zone, so only part of your space is out of use at any time and the rest stays open for customers, patients, residents or staff.
Can the work happen at night or on weekends?
Yes. Our project hours are flexible. Evening, weekend and after-hours work is available, and areas are left clean and usable before you open.
Which flooring do you install?
Luxury vinyl tile, vinyl composition tile, commercial carpet and carpet tile, epoxy and polished concrete. Carpet work is handled by our carpet installation team, also based in Tampa.
Who manages the project?
One team and one point of contact from the first meeting to the last zone. Occupied Renovations handles planning, design, scheduling, sourcing, site preparation and installation.
